WHAT IS CLASSED AS AN EMERGENCY?

According to the Residential Tenancies Act 1987, emergency repairs fall into two categories:

Essential Repairs

Anything that exposes the tenant to injury, damage or undue hardship, including loss of essential services, these will be arranged (not completed) to be fixed by the lessor within 24 hours from when reported.

Examples;

  • Fault with electricity
  • Fault with gas
  • Fault with water (including the supply of hot water)
  • Waste water management treatment

Urgent Repair

Repairs that are not an essential service but if left unattended are necessary to avoid the risk of injuring a person, causing property damage or causing the tenant undue hardship or inconvenience, these will be arranged (not completed) within 48 hours from when reported.

Examples;

  • Tree branch is about to fall on the property
  • Broken window
  • Broken roof tile has caused small water leak to roof

WHAT ISN’T CLASSED AS AN EMERGENCY?

General repairs:

  • Leaking taps
  • Leaking toilets
  • Leaking reticulation

Note: If it is a bad leak, the water needs to be turned off at the mains when not being used and then reported to your Property Manager the following working day.

Non-Essential Appliances:

  • Oven does not turn on
  • Dishwasher does not work.

Locked out of your property:

You are required to contact a locksmith to gain access. This will be at the TENANT’s expense. During office house, you may be able contact our office to borrow the office set of keys.

BEFORE MAKING AN EMERGENCY AFTER HOURS CALL

Hot Water System not working:

  • Gas HWS
    1. Check whether the pilot light is lit.
    2. If the pilot light is lit or you cannot light it then, log an emergency call

Burst Water Pipe or Water Leak:

  1. Turn the water off at the mains immediately then log an emergency call.
  2. If the water does not turn off after the mains tap has been turned off, please call the Water Corporation on 13 13 75

No Power:

This will usually be due to a fault with the Western Power supply.

If work was found to be unnecessarily ordered or no fault was found, you may be liable for the cost.
